Banglarbhumi Mutation Name Correction: Before You Report an Error, Make Sure It Is One
Four things make a name on Banglarbhumi look wrong when the record is perfectly accurate: search inputs entered wrongly, reading an older survey record that correctly names an earlier owner, a mutation that was never completed, and Kolkata land under Thika tenancy which sits outside this system. Rule those out first, then file properly.

Correcting a Name in a West Bengal Land Record (Quick Answer)
First check that the record is genuinely wrong. Confirm your district, block, mouza, khatian and dag inputs; check whether you are reading a CS or RS record, which are older surveys, rather than the current LR record; and if it shows the seller's name, that is unfinished mutation, not a wrong name. Kolkata property under Thika tenancy may not appear here at all. Where it really is an error, file through Public Grievance on banglarbhumi.gov.in choosing record correction as the petition type, with the plot details and documents as PDFs, and save the Unique Petition Number. Or take the registered deed, the previous Khatian and identity documents to the Block Land and Land Reforms Office. A gazette is needed only where your name genuinely changed.

| What you see | Usually means | What to do |
|---|---|---|
| Nothing found at all | Wrong search inputs, or Kolkata Thika land | Recheck inputs; ask locally if inside the city |
| An ancestor's name | You are reading an older survey record | Check the current LR record instead |
| The seller's name | Mutation was never completed | File a mutation application, not a correction |
| Your name, misspelt | A genuine record error, often from digitisation | Record correction petition, or the BL and LR Office |
| Your old name, correctly recorded | Not an error at all | Gazette to link the names, then correct the record |
| Right name, wrong father's name | A genuine record error | Same correction route, with his documents |
Wrong Name on Banglarbhumi Khatian? Four Reasons It May Not Be an Error
1. Your search inputs. A Khatian search needs the district, block, mouza and then the khatian or dag number. Get one wrong and you are looking at somebody else's land, or at nothing.
2. You are reading an older survey. More on this below, but a record naming your grandfather is not a mistake. It is an older record, and it is supposed to say that.
3. Mutation was never completed. If it shows the person you bought from, the record is accurately reflecting that the state was never told the land moved.
4. It is Thika land in Kolkata. Some city property sits outside the Mouza and Khatian system entirely.
Why this order matters
Each of the first three has a completely different remedy from a correction petition, and filing the wrong one costs weeks. Five minutes of checking is the cheapest part of this whole process.
CS, RS and LR Khatian: Three Land Records From Different Surveys
West Bengal's land records come from successive surveys. CS is the oldest, from the cadastral survey. RS is the revisional survey. LR, the Land Reforms record, is the current one, and the portal supports matching between the older and newer plot numbers.
So when a CS or RS Khatian names an ancestor, nothing is wrong. That record froze a picture of ownership as it stood then, and it is often genuinely useful for tracing a chain. The name to check for a present-day problem is the one on the current LR record.
Old numbers on old deeds
An older deed may quote plot numbers from an earlier survey, which is why the matching facility exists. If your paperwork and the portal seem to describe different plots, this is usually the reason rather than an error in either.
Kolkata Address Not on Banglarbhumi? Thika Tenancy Land
Property inside Kolkata Municipal Corporation limits often works differently from the district system, and some of it falls under Thika tenancy, a Kolkata-specific category of land holding with its own department and its own rules, separate from the Mouza and Khatian arrangement.
An empty search for an address that is plainly inside the city is frequently explained by this rather than by a missing record. Ask locally which authority holds your record before assuming something has gone wrong with the portal.
Also check the tax bill
Inside a municipality, the body that issues your property tax demand holds its own record of your name, and that is a separate correction from anything on Banglarbhumi.
How to File a Record Correction Petition on Banglarbhumi
Open Public Grievance on the portal
On banglarbhumi.gov.in. This is the section that handles petitions about the records themselves.
Choose the petition type
Record correction, rather than mutation or conversion, which are different jobs with different outcomes.
Describe the problem plainly
The name as recorded, the correct name, and how the difference arose. Add the Khatian status and your personal details.
Enter the plot details
District, block, mouza, khatian and dag, exactly as they appear on your documents.
Upload the documents as PDFs
The registered deed, the previous Khatian, a revenue receipt and identity proof, within the portal's size limit. Scan rather than photograph.
Submit and save the UPN
The Unique Petition Number appears on submission. Write it down before you close the page.
Track Your Banglarbhumi Application With the UPN
Status is checked through Public Grievance and then the grievance status option, by entering the Unique Petition Number. Without it you are asking an office to find your petition by name and plot, which is slower for everyone.
Write it somewhere other than a browser tab: on the deed folder, in a note with the property papers, anywhere you will still have it in three months.
Check both sides
A portal status and the office register can fall out of step. If the screen says done, confirm the entry has actually reached the record before relying on it for a sale or a loan.
BL and LRO Office: Where Land Record Corrections Are Decided
Corrections can also be taken directly to the BL and LR Office with supporting documents: the registered deed, the previous Khatian or Porcha, a current revenue receipt, and identity documents in the correct name.
For anything that needs explaining, and a name discrepancy usually does, a conversation at the counter is often faster than a form. Take originals and copies, and ask for an acknowledgement before you leave.
Viewing is free
Looking at records on the portal costs nothing. Certified copies carry a fee and come through the portal or the office. Nobody should be charging you to look something up.
Why Name Errors Exist in Digitised West Bengal Land Records
West Bengal digitised an enormous body of land records, on the order of crores of parcels across tens of thousands of Mouzas. Much of the source material was handwritten, in Bengali, across decades of surveys.
Transcription and migration errors in that volume are inevitable, and a misspelt name in the digital record is a recognised category of problem rather than an accusation against anybody. Saying so plainly in your petition is perfectly reasonable and helps an officer place your case.
Bengali and English spellings
Names that look identical in Bengali can be transliterated into English more than one way. If the difference is a transliteration variant rather than a mistake, say that, because it is a different and easier conversation.
Does a Correct Land Record Prove Ownership? No
Correcting the Khatian matters, because a further sale, a loan or a partition will read it, and a wrong name there stalls all of them. But the Record of Rights is a revenue record, and such an entry does not by itself create or prove title.
Ownership rests on the instruments of transfer and, where it is contested, on what a civil court decides. If your real problem is a competing claim rather than a spelling, this page is not your answer and a property lawyer is.
What we do
The gazette notification and the linking documents. We do not file petitions, advise on title, or take on disputes, and we will say so early rather than after you have paid.
When You Need a Gazette for a Land Record Name Correction
Not for a clerical error, where the deed and your identity documents are the proof. It is needed where your name genuinely changed after the record was made, since then nothing connects the two. For an adult resident of West Bengal with no passport involved, the Kolkata Gazette Part II publishes in about a week.
Fix the exact new name
Used identically on the affidavit, both newspapers, the gazette, Aadhaar and the land record.
Affidavit before a First Class Judicial Magistrate
The Part II portal asks for the affidavit number and the Magistrate's name, so a notary will not serve for this route. Sign in the old name.
Notices in two daily newspapers
One Bengali and one English daily, complete pages kept with masthead and date.
Apply on the Part II portal
Change of Name, or Change of Surname where only the surname moves, with identity proof under 2 MB and a photograph under 100 KB.
Pay Rs 1,100 on GRIPS
The state fee. The Gazette of India applies instead where a passport is also changing, where the person is a minor, or where you live outside West Bengal, at 30 to 45 days.
Then file the correction
With the notification attached, and keep it filed with the deed afterwards.
Land Record Name Correction: Frequently Asked Questions
The name on my Khatian is wrong. What do I do first?
Make sure it is actually wrong. Four things produce a name that looks incorrect when the record is perfectly accurate: search inputs entered wrongly, reading an older survey record that correctly names an earlier owner, a mutation that was never completed so the seller is still recorded, and Kolkata property under Thika tenancy which sits outside this system. Rule those out before filing anything.
How do I file a correction on Banglarbhumi?
Through the Public Grievance section. You select a petition type, and record correction is one of the options, then give the petition description, the Khatian status, your personal details, the plot details, and upload supporting documents as PDFs within the size limit. Save the Unique Petition Number, because that is what you track the case with.
What is a UPN?
The Unique Petition Number generated when you submit a grievance or petition. Every status check runs on it, through Public Grievance and then Grievance Status. Note it down at submission; recovering a case without it is far harder than saving it was.
What is the difference between CS, RS and LR Khatian?
They are records from different surveys at different times. CS is the oldest, from the cadastral survey; RS is the revisional survey; LR is the Land Reforms record and is the current one. The portal supports matching between them. An older record naming your grandfather is not an error, it is simply an older record, and the name to check is the one on the current LR record.
The Khatian shows the seller's name, not mine.
That is almost always unfinished mutation rather than a wrong name. Registration of the deed recorded the transaction; mutation is the separate step that puts you in the Record of Rights. The fix is a mutation application, not a correction petition, and until it is done the revenue record keeps reading the previous holder.
My Kolkata property does not appear at all.
Property inside Kolkata Municipal Corporation limits often works differently, and some of it falls under Thika tenancy, a Kolkata-specific holding category with its own department and rules, separate from the Mouza and Khatian system. An empty search for a city address is frequently explained by this rather than by a missing record.
What documents support a name correction?
The registered deed, the previous Khatian or Porcha, an up-to-date revenue or tax receipt, and identity documents carrying the correct name, along with your link document where the name has genuinely changed. Uploads go in as PDFs, so scan cleanly rather than photographing pages.
Can I just do it at the office instead?
Yes. The Block Land and Land Reforms Office handles corrections with supporting documents, and for a case that needs explaining, a counter conversation is often quicker than a portal form. Take originals and copies, and ask for an acknowledgement.
Why do these errors happen at all?
Often data migration. West Bengal digitised an enormous body of land records, on the order of crores of parcels across tens of thousands of Mouzas, and transcription and migration errors in that volume of old handwritten records are inevitable. Saying so plainly to the office is fine; it is a known category of problem.
Does correcting the Khatian prove I own the land?
No. The Record of Rights is a revenue record, and such an entry does not by itself create or prove title. It matters practically, because a further sale, a loan or a partition will read it, but ownership rests on the instruments of transfer and, where disputed, on what a civil court decides.
Do I need a gazette?
Only where you have genuinely changed your name, since then nothing else links the person in the deed to the person you are now. For a clerical error in the record, the deed and your identity documents are the proof and no gazette is needed.
What do you handle?
The gazette notification and the documents that link your old and new name. We do not file mutation or correction petitions, advise on title, or take on disputes, and where your case is really a land dispute we will tell you to see a property lawyer.
